Loan to Value the target keeps MOVING
Over the last six months we have seen the loan to value ratio of commercial loans drop significantly. For those that are not familiar with loan to value I offer the following definition from our knowledgebase on our site Loanforbiz.com
LTV, Loan to Value Ratio - the amount of debt as compared to the value of the property.
(Application) The Down payment the developer can come up with will determine the LTV, and therefore will dictate what type of loan programs the investor will qualify for.
At the beginning of last year we were very comfortable telling our clients 80% to 85% loan to value, by the middle of last year we had dropped on most types of properties to 70% to 75% Loan to Value, As of today I just spoke with one of our lenders and for cash out with a strong borrower I was looking at 65% Loan to Value.
Single purpose uses like gas stations are going for 50% to 55%
